Specialist Disability Accommodation (SDA)
Specialist Disability Accommodation (SDA) offers purpose-built homes designed to support people living with disability to live more independently and safely. SDA provides funding through the NDIS for homes with accessible design features that make daily living more achievable and comfortable.
What is SDA?
SDA is a form of NDIS funding for participants with extreme functional impairment or very high support needs. It’s not about support workers or personal care (SIL); it’s about the physical home itself. SDA homes are specifically designed with features that remove barriers and make everyday tasks easier to manage, enabling a greater level of independence.
Why SDA makes a difference
Our SDA homes are thoughtfully built or adapted with features that help people live more comfortably and confidently in your own home, such as:
- Flexible floorplans and wide corridors for easy movement
- Step-free access and wide doorways for wheelchair users
- Spacious shared living areas that support independence
- Assistive technology and adaptable design to suit individual needs
- Bedrooms and bathrooms designed for accessibility and comfort
- Outdoor spaces to encourage connection, relaxation and play
Types of SDA Homes
SDA can be offered in a range of housing types to meet different needs and preferences, whether you prefer to live on your own or with others. Common SDA design categories include:
- Improved Liveability
- Robust
- Fully Accessible
- High Physical Support
We can help you understand which category best matches your individual needs and NDIS plan.
If you’re eligible for SDA funding in your NDIS plan, the SDA component can contribute to the cost of the home itself. It’s separate from other supports like Supported Independent Living (SIL) — which covers day-to-day support services in your home.
Your living arrangements
At genU, our SDA homes are created to give you choice, comfort and independence. You may choose to:
- Live in your own dedicated space
- Share a home with a small group of others
- Have accessible spaces that allow support workers to assist when needed
Each home is designed with your abilities, preferences and lifestyle in mind.
